Expert valuations deliver efficient sales
Price your property fairly and even in a buyer’s market, you are assured of an efficient sale. This was recently demonstrated by Knight Frank’s Rondebosch specialist Lyndsay Child, who coordinated the swift and successful sale of a property in Rondebosch that offered potential for either renovation or development.
Describing what was effectively a five-day turn around between valuation and purchase, Lyndsay explains; “I received a call on a Thursday afternoon from a seller looking for an valuation on an old property they had inherited in Rondebosch. Once I had viewed the premises, I contacted two potential buyers from within my network.
“The first client came to view the property on the Friday and, once they had weighed up the properties positioning and its market related value, they immediately put an offer on the table. My second client, who resides overseas, happened to land in Cape Town on the Sunday and came straight over to view the premises, they also made an offer.”
The seller happily accepted one of the two offers, with the second purchaser’s offer just narrowly missing out. Lyndsay was able to finalise the deal, and have it signed and sealed by both parties by the Monday morning.
