Why October Opens Cape Town's Property Season

Walk through a Cape Town neighbourhood on a Saturday in October, and you will see the change. Gardens are green again, the light lingers into the evening and show boards multiply on street corners. After a slower winter, more buyers are viewing homes, and more owners decide it’s time to list. If you plan to buy or sell before the year ends, this is the month to decide how you will approach it.

October gives you a runway. Sellers who list now have weeks to find the right buyer before the holidays. Buyers who start looking now have time to view a home more than once, ask questions and arrange finance without a December deadline pressing on every decision.

They are joined by overseas buyers and South Africans living abroad, who often time a visit for the summer holidays. 

For sellers, that means your home may be shown to buyers who have travelled a long way to see it. Many compare several areas in a single trip. A clear price and a well-presented home help them decide faster. Have your documents, levy information and compliance certificates ready. Buyers will find it easier to say yes when they don't have to wait for paperwork.

Buyers should expect competition for well-priced homes in popular areas. If you are relocating, research the suburbs that suit your daily routine before you land. If you are buying from abroad, think about how you will manage ownership when you are away. A shortlist built before you arrive saves time on a short trip.
